Pre-listing garage prep: a checklist for sellers (and their agents)

The garage is the room every seller forgets and every buyer notices. Here's a concrete pre-listing checklist that covers what to clear, what to keep, what to photograph, and what costs you on the appraisal walk-through.

If you're listing your home this season — or your client is — the garage is probably the most underestimated room in your prep. Buyers walk through it. Appraisers walk through it. The listing photo includes it whether you want it to or not. And in most homes we visit, the garage is the last place anyone considered staging.

This checklist is the version we wish every seller had before we got called in. Some of it is free. Some of it is half a Saturday. Some of it is the kind of work a reset service like ours handles in a day. All of it tends to recover its cost in the contract.

Why the garage matters more than sellers think

Three reasons. First, the garage is one of the few rooms a buyer photographs themselves during a showing — usually to send to a spouse or a contractor. That photo lives on the buyer's phone and shapes their offer. Second, an appraiser uses the garage condition as a proxy signal for how the rest of the house has been maintained, especially on homes 15+ years old. Third, a chaotic garage triggers the buyer's most expensive question: "What else have they neglected?" That question alone has reduced contracts by $5,000-$25,000 in our experience working with Denver Metro agents.

The 14-day pre-listing checklist

Two weeks out — decisions

  • Walk the garage with a clear-eyed list. Take phone photos from the doorway, both interior corners, and looking back at the door from the back wall. You'll need these for any quote you get and for your own before-and-after record.
  • Decide what's moving with you and what's going. Be honest. Storage units cost $150-$300/month — a year of "I might use this" costs more than replacing the item later.
  • Make a hazardous-waste pile: paint cans (full or empty), motor oil, propane tanks, automotive batteries, asbestos-suspect materials. These don't go in a normal haul. Most Denver Metro counties run quarterly HazMat drop-off days. See our FAQ for how we route these.

Ten days out — the reset

  • Sort into keep / donate / trash. Working alone, this is a 4-8 hour job and the part most sellers stall on. Hiring help here — friends, family, or a service — is where the timeline either holds or slips.
  • Donations: ARC Thrift (multiple Denver-area locations), Habitat for Humanity ReStore, Goodwill on East Colfax. Most accept furniture, appliances (working), tools, sporting goods. Keep itemized receipts for tax purposes.
  • Trash: rent a small dumpster ($300-$500) or book a junk haul ($300-$700) or a full reset service that bundles haul-off ($849-$1,799 depending on volume — see our packages).

Seven days out — the finish

  • Sweep and blow out the entire floor including under shelves and along the wall-to-floor seam.
  • Pressure-wash the garage floor if it's been more than two years. $149-$299 from a service; rent for $80/day if doing yourself. Worth it. The floor color shift is one of the most-photographed before/afters we send our clients.
  • Pressure-wash the driveway and front walkway. $199-$399. Tire rubber and oil drips age a property visually more than anything except the roof.
  • Replace burned-out garage and exterior bulbs. Buyers do night drive-bys.
  • Check the garage door — make sure it opens smoothly and the safety sensors work. A door that catches or doesn't reverse on resistance is a four-figure repair flag during inspection.

Three days out — staging

  • Neatly stage what stays. Bikes hung or racked, not leaning. Tools on the wall or in a closed cabinet, not on the floor.
  • Park one car (your nicer one, ideally clean) inside the garage if photos are happening with the door open. An empty bay reads as wasted space; one car reads as functional.
  • Remove anything overtly personal — sports memorabilia, family photos, branded company gear — that limits buyer imagination.

Day of photos

  • Open the door 30 minutes before the shoot so the interior light evens out.
  • Turn on all interior garage lights — most listing-photo garages look dim because only the overhead bulb is on.
  • Confirm the driveway is fully clear of vehicles, trash bins, hose reels, kids' bikes.

What it costs (Denver Metro reference)

  • DIY route. 2-3 weekends of your time, $100-$200 in dumpster or junk hauler fees, $80-$150 in pressure-washer rental and bulbs. Total: free-ish but slow.
  • Hybrid (you sort, service hauls). 1-2 weekends + $400-$700 in haul and floor wash. Faster but the sorting is still on you.

What it earns back

We can't promise a specific dollar figure on every house. But the working agents we coordinate with — at LIV Sotheby's, Compass, Re/Max Alliance, HomeSmart, and others across the Denver Metro — consistently report that pre-listing garage prep returns 3-10x its cost in either higher offers, fewer concessions during inspection, or faster days-on-market. The cheapest version of this checklist runs $400-$700. The full-service version runs $999-$1,499. Both are small lines on a six- or seven-figure listing.
